30,000 SF at the burgeoning and important corner of Hull and 7th Street, the Manchester Motorworks property was an old granite warehouse built as a car dealership in the early 1900’s. As with many buildings in Manchester (as well as throughout the Metro warehouse districts), the Motorworks property boasted tremendous charisma over the entire property and made it a perfect candidate for ‘adaptive re-use’ partially funded with the use of both Federal and State Historic Tax Credit program.
This sale was a perfect example of a ‘One South Deal’ in that different agents in the company represented the two different developers involved in the sale. One South was quickly able to identify the developer with HTC skills who had capacity for a $5M deal and a belief in Manchester. In doing so, One South was able to create a maximum yield for the seller in very short order.
