Generally speaking, the market for new homes in the Richmond region is driven largely by smaller and mid-sized local builders in lieu of the national builder/developers found in larger metropolitan areas. Large scale new home development is seen most often in the corridors served by the outer interstate loops of I295 (Henrico and Hanover) and Route 288 (Chesterfield and Henrico).
The architectural styles most commonly built in our region are interpretations of Colonial, Transitional, or Craftsman styles on lot sizes ranging from 1/4 to 3/4 of an acre. Most counties mandate many elements of the new home including size, materials and look. The counties generally wish to see public utilities (unless unavailable in rural settings) along with entry features and common neighborhood amenities. Most new home subdivisions mandate Homeowner’s Associations to maintain common areas and regulate the look and feel of the neighborhood over time.
