Giving Agency to Our Clients
The hallmark of any great organization is a diverse skill set – and the depth and breadth of our team’s expertise is the envy of the marketplace. One South’s award-winning agents take great pride in helping their clients make sense of a complex process and dynamic market.
All agents are not the same. While nearly every agent can handle a transaction, certain agents have the ability to add tremendous value when their area of expertise intersects the job required. At One South, our agents have a diverse set of experiences ranging from historic homes to new construction and from suburban neighborhoods to condo towers.

Licensure is not the end of an agent’s education, it is the beginning. Many advanced designations exist for agents to pursue including GRI, ABR, CRS, a Broker’s License or even an MBA.
Understanding the issues associated with properties along the many waterways of the Northern Neck and Middle Peninsula is critical in understanding values in the region. Our Bay Team can help you navigate the subtleties of buying a home along the water.
Transferring commercial property is a wholly different process and necessitates an understanding of complex issues. Zoning, historic districts, enterprise zones, financing structures, and proforma modeling are just a few of the skills a commercial agent must possess to properly advocate for a client.
Condominium sales is a specialty niche. The underlying ownership structure changes, as does mortgage finance, and an agent armed with experience in condominiums is critical in achieving a positive outcome.
Development / Project Sales
Representing new development, especially infill development, is an advanced skill set for an agent–as it borrows from many real estate disciplines. In addition to robust interpersonal skills, advanced pricing methods are required, as is deep knowledge of new construction, zoning, design, and finance.
The movement towards ‘green’ building and other sustainable construction methods will become increasingly important as the market demands, and governing bodies mandate, incorporation of better building practices. An agent with knowledge of these techniques can be helpful in understanding the value that ‘green’ can drive.
Many of our City’s neighborhoods are named on the ‘Historic Register.’ Historic designation can mean powerful incentives, but can also mean specific protections for individual contributing properties. Understanding how these protections impact values is important when seeking property in Richmond’s historic districts.
Modern architecture is often misunderstood, especially when compared to the traditional forms of architecture so prevalent in Richmond. However, many pockets of modern design exist throughout the city much of the infill has been built with modern inspiration.
Understanding how homes are constructed is an advanced skill and borrows from many disciplines outside of simply how a home is put together. Design, material selection, color palettes, and trends are in constant flux, and how to allocate the budget to maximize the value is an art form all its own.
The large majority of transactions in our market are residential in nature and involve an existing single family home, townhome, or condominium. Being versed in the techniques necessary to help ensure a smooth and stress-free transaction in an increasingly complex environment should not be downplayed.
A team approach is always best, especially when the team lives in support of the agents and their clients to oversee the transaction. When each member of the team can add expertise as a part of the customer journey, the process improves and what is an inherently complex transaction becomes far less so.
