Open House – There are three basic types of open houses that agents use and for different purposes: Public Open Houses, Agent Caravans and Broker Open Houses. Each type of open house has a specific purpose and is designed to help create a different result. Discuss with your agent the correct use of each.
Printed Materials – Print is still an integral part of marketing a property. A quality brochure is both memorable and powerful. Despite what the digital world would have us believe, printed materials still matter.
Targeted Email Blasts – Statistics show that 9 in 10 buyer use a Realtor in the sale of their property. Likewise, all Realtors tend to specialize by geography, price and/or asset type. Knowing this, One South created a proprietary software program to identify the agents most likely to be working with a buyer with a profile that matches the property you need to sell. By understanding buyer agent tendencies, One South is able to communicate with the Realtor community more accurately, more often and with less noise to the end user.
ListHub – Listhub is a service we subscribe to that allows our listings to be pushed to an incredible number of Property Search Search sites across the web. Trulia, Zillow, Realtor.com, Homes.com and a host of others all use Listhub as one of their primary sources for properties that are currently being marketed. Listhub syndicates to the following sites – http://www.listhub.com/publisher-list.html

One South Websites – Roughly 7 in 10 buyers use a local modifier in the searches such as ‘Richmond VA.’ Our web strategy is predicated largely on that premise.

IDX – the Internet Data EXchange is best described as the set of rules by which competing brokerages are allowed to display other brokerage’s listings on their own sites (and vice versa.) The IDX feed is provided by the local MLS to all participants so that ALL available properties may be displayed.
Your property will appear on the following brokerage’s websites to help it gain maximum exposure:

  • Long and Foster
  • Remax
  • Coldwell Banker
  • C21
  • Keller Williams
  • Joyner Fine Properties
  • Hometown Realty
  • Others who participate in IDX
MLS Listing – the Multiple Listing Service is the database that Realtors use and represents the most detailed and up-to-date information about properties. All other websites, portals or syndication sites pull their information from the MLS making it ‘Ground Zero‘ for available properties and comparable sales.
Professional Photography – 9 in 10 people begin their search on the web and high quality photography is the number one reason why listings get views. Working with professional photographers is the best way to position a listing in the best light.
