In 2007, Tom Rosman of Spotts and Carneal, a boutique commercial brokerage in Carytown, called Rick Jarvis with an opportunity. At the corner of 25th Street and E Franklin in the Tobacco Row area was an old warehouse and a vacant lot. ‘This would be a great condo project,’ he said.
When the deal was done, Tom had brokered a deal with Rick (who would also act a lead listing agent for the homes) that was funded by Silver Construction Capital (Sarah) with the HOA managed by Kyle Stephenson of Great Richmond Rentals (who had acted as property manager for many of the partnership endeavors.)
Brokered, funded and managed by 4 different groups all trying to do the same thing…it made no sense that no group existed that could provide all of the services necessary to bring more of these projects to the market.
Without knowing it at the time, The Reserve was the deal that launched One South.
Tom, Rick and Sarah formed One South Realty Group to act as the Metro’s only true MIXED USE FIRM and to provide a higher level of knowledge and service to not only the development community but to the residential buying and selling public that yearned for a ‘marketing-centric’/ service-oriented / intelligent brokerage operation.
400% growth since 2008 seems like it was a good idea.
