If you do some quick math you realize that there is about an 80% chance that the buyer of the property you just listed is riding around in another Realtor’s car right now.  The object is to find out which car that is.

It is not that hard.

While all Realtors want to think that we are all capable of selling anything anywhere, the truth is that we have tendencies.  Each and every one of us tends to work certain areas, asset types and price points.  While there is always a sale here or there that bucks the trend, there is no denying that we all have patterns.

Our proprietary One SMART System (Select MARket Targets) reveals agent tendencies by looking at sales history.  We look at geographic areas, sales price, asset type, zone relevance and age of sale (along with several other factors) to derive a score indicating the likelihood that an agent will be working with a buyer that fits a certain profile.

It is accurate.
